1. The premise is let to you for holiday purposes during the period
stated on your receipt.
2. The number of occupants must not exceed the number of persons shown on your receipt or eviction of the excess persons will occur. Any increase in numbers must be agreed to in advance and may incur additional fees.
- Noise / Functions - Excessive noise and functions (weddings etc.) are not permitted as they can cause disruption to neighbours. (Functions are not covered by insurance.) Should a function occur we reserve the right to cancel the booking and guests may be evicted immediately.
- An AFTER HOURS call-out fee due to breach of any terms and conditions or any disturbances to neighbours will incur a call out fee of $100.00
- If a SECURITY COMPANY is called to investigate complaints of excessive noise or anti-social behaviour a charge of up to $200.00 for their call out. This will be taken from the security deposit held by our office.
- After one warning guests may be evicted by security.
3. The premises will be available from 2:00 PM on the day of arrival, checkout time to be no later than 10:00 am on the day of departure. A $50.00 penalty fee will be charged for late checkout. The premises are to be kept clean at all times and left in a clean and tidy condition. Failure to do so will incur a charge for extra cleaning which will be deducted from the security bond.
4. The balance of rent and security bond must be paid by the date shown on your receipt. Keys will only be released when all outstanding monies due have been received. Arrangements for key issue and return should be made prior to arrival.
5. Any cancellation prior to 60 days arrival will incur an administration fee of $100. Should the booking be cancelled within 60 days of arrival, the full monies paid will be retained and all efforts will be made to re-book the property at the same tariff, if so monies will be returned less $100. All changes and cancellations must be given in writing.
6. The booking is made in good faith by our office, and maybe subject to change. We cannot accept responsibility for action taken by the owner of the premises outside of our control. However, reasonable endeavour will be made to offer alternative accommodation, should this occur.
7. All Damages, breakages or losses to the property, furniture or furnishing’s will be paid for by the tenant and must be reported to our agency immediately. Loss of keys attracts a $50 charge for each key, with a $25 call out fee for misplaced keys. As well if the owners’ request, you may incur a locksmith charge for replacement of locks.
8. The owners and we take no responsibility for tenant’s personal property.
9. Strata title law must be observed. No person shall be guilty of conduct that causes a nuisance or disturbance to adjoining neighbours.
10. In the event that the property is offered for sale, the tenant agrees to allow the owner or an agent to inspect the property with prospective purchasers, by appointment, during reasonable hours.
11. Tariffs are subject to change without notice. The tenant cannot hold us responsible for bookings if the accommodation is unsatisfactory on arrival, without prior inspection. The description of the premises by us is given in good faith and no responsibility for misrepresentation will be accepted.
12. Security deposits will be refunded within 5 to 7 working days of departure, depending on your bank. The security deposit will only be released in full provided no damages have occurred or extensive cleaning or excess garbage removal is required.
13. Garbage Collection
Thursday afternoons your rubbish bins are put
out on the street by our waste manager however:
- Garbage must fit inside the bins. The red garbage bin is for general garbage and the yellow garbage bin is for recyclable items only. If the yellow bin is contaminated with regular garbage there will be a $50.00 fee as the recycle collectors will not take it.
- Any excess garbage over and above what will fit inside the rubbish bin must be removed from the property prior to check out. If not, the $50.00 excess fee will apply.
- Note: The garbage truck will not pick up any garbage left outside the bin.
No pets of any kind are permitted on any of the holiday properties. Unless the property is specifically advertised as pet friendly. (Failure to heed to this will result in extra costs at your expense or eviction.)

You are agreeing and accepting these terms and conditions when you make confirmation and payment for this booking.
Any breach of the above holiday letting terms and conditions, as agreed by both parties, permits the owner or us to refuse the key, amend the rent, or immediately terminate the letting.
